What is a VA Mortgage?
Veterans administration loans typically have a lower interest rate, no/low down payment options, no mortgage insurance, more flexible approval requirements, available for high loan amounts, and can close quickly. Most active duty and veterans are eligible, and your lender can assist determining and obtaining documentation that you are eligible for a VA loan. Such a document is called a Certificate of Eligiblity (COE) and is issue by the VA.
With the exception of those exempt, the VA does charge a funding fee, which varies depending on what if any down payment is made and if you’ve used VA financing previously. If you receive at least a 10% disability from the VA or are an unmarried surviving spouse, the funding fee can be waived.
